How can I apply for a home loan?

Applying for a home loan is simple using a mortgage broker.  We will assist you with your whole application process from start to finish and make the process smooth and easy.  Before applying, we will need supporting documents from you assess your borrowing ability, provide you with loan options and then and help you get approved for a home loan.

What supporting documents do I need to provide?

Generally, lenders  require a list of supporting documents which we will supply you before starting the process.  Items include IDs, Proof of Income, Bank statements, Proof of ownership and others depending on your situation and we will discuss this with you during our consultation.

How long is a pre-approval valid for?

If you make an application to a lender and the grant you a pre-approval, this is normally valid for up to 90 days (3 months).  Be careful, not all lenders offer ‘’fully assessed pre-approvals’’ and some will not honour the amount approved when you buy.  That is why it is important to always check the details of your pre-approval, any conditions and timelines surrounding it.

What is Lenders Mortgage Insurance or LMI?

Lenders Mortgage Insurance is insurance required when you have less than a 20% deposit.  It can be a tool to get you into a property sooner so should not be seen as a negative or a cost to be avoided.  By paying the LMI fee, lenders will feel more comfortable lending you a higher percentage of the property price and therefore lower their risk.  This is a once-off fee and only paid at settlement, not annually like other forms of insurance your required.

Can the Lenders Mortgage Insurance Fee be waived?

If you are a specific type of industry or medical professional then there may be times when you can have the LMI Fee waived.  Doctors, Dentists, Pharmacists and even Nurses can be eligible for such waiver so please get in touch if you wish to check your eligibility for this benefit when it comes to your next loan.

Do I need a solicitor or conveyancer when I buy?

You do.  A solicitor/conveyancer is your legal representative and the go-between between yourself, the vendor and the lender in the lead up to settlement.  They handle a lot of the paperwork, conveyancing and property transfer related steps required for a loan settlement.  We recommend that you find a solicitor or conveyancer early, as you may require their assistance and advice once it comes time to make offers on a property.

Can I get a Loan if im on probation?

From some lenders, Yes.  It all depends on the type of job you have, your previous employment history and the overall strength of your loan application.
